I own a 2 car, detached garage with space above it that could be turned into an apartment (ADU) behind my home.

It has access to water and electricity.

I tried putting it on neighbor.com and got a request the second day it was up from some guy that I got weird vibes from when he visited so I deleted the listing lol. Claimed he wanted to store boxes and I think a car.

I’m never going to use the space for anything at this point in my life.

I need some ideas on how to make some dollars from it.

Yes go forward with ADU rental but rent it smartly. Control who is renting from you. You don’t want Airbnb partiers. Rent to quiet people who won’t destroy your place.

Furnish it up and rent to traveling nurses/ medical professionals. They pay higher rent for furnished apt, stay on average 3 months, and sleep most of that time. I highly recommend this model especially if next to your residence.

Yes, put up an apartment, rent it out. Or rent out garage to a small business, wood worker, hobbyist, or go into the trade yourself.

ADU is your best bet if zoned residential, though worth bearing in mind that landlording and AirBnB can come with their own headaches. Read up on relevant state law and look into what happens if someone stops paying rent.

You’re unlikely to find reputable renters for businesses. If someone has manufacturing or storage needs they usually want that to be their own space or be under contract with a commercial landlord. There are a lot of legal and insurance issues they could run into trying to use a residential property for anything business related.

Maybe you can turn it into multiple storage units, perhaps 8? Work out what size each would be and then see what nearby storage units of similar sizes cost per week/month. You might find that is a more profitable use of the space than a residential dwelling, as well as much lower build out costs.

There are no doubts some potential hurdles that you’d need to do your due diligence on, but that applies to other options as well.

If you’re in the UK and you charge me very little I need a workshop fory business. I’ll let you use my tools and pay more when I start making money.

Lol I definitely tried when I was a kid…my parents were too poor to fund me. Could have been the next GoDaddy.

I’m getting long in the tooth now and rather have stability. I’ll keep my job thank you lol.

Lots of good ideas! Also be mindful that it would also need access to sewage which has to flow downhill unless you install a pump.
