I own a 2 car, detached garage with space above it that could be turned into an apartment (ADU) behind my home.

It has access to water and electricity.

I tried putting it on neighbor.com and got a request the second day it was up from some guy that I got weird vibes from when he visited so I deleted the listing lol. Claimed he wanted to store boxes and I think a car.

I’m never going to use the space for anything at this point in my life.

I need some ideas on how to make some dollars from it.

    ADU is your best bet if zoned residential, though worth bearing in mind that landlording and AirBnB can come with their own headaches. Read up on relevant state law and look into what happens if someone stops paying rent.

    You’re unlikely to find reputable renters for businesses. If someone has manufacturing or storage needs they usually want that to be their own space or be under contract with a commercial landlord. There are a lot of legal and insurance issues they could run into trying to use a residential property for anything business related.
