    Several things you should consider.

    It’s difficult to be jack of all trades in the beginning. Consequently, I would choose a couple of related areas to specialize in.

    For example, when I started out, I focused on start ups; site selection (retail), pro forma site analysis, and concept and feasibility studies.

    After building a reputation, I added strategic planning (i.e. expansion) and opinion of value reports (buy/sell transactions).

    Find a mentor that is willing to open some doors for you.

    Consider getting published to demonstrate your knowledge and skills.

    For example, my mentor paved the way for me to write “how-to articles” for one of our industry trade journals. After some years, this led to feature articles and a regular monthly column including bio and company contact information.
