I’m looking to purchase a restaurant in town that’s for sale. They are using a broker but up until this point (early diligence, no LOI yet) I have not. I know that the seller pays the broker commission which would be split if there are two brokers at play.

Given I’m not using a broker, and feel confident in my ability to move forward without one, is it possible to get a discount on the purchase price? Or would the sellers agent just pocket the whole commission.

I’m trying to understand if there is a precedent here for saving the 2.5% - 3% they wouldn’t have to pay my broker.

    Thanks! Is it seen as a disadvantage if you have a business broker (ie the sellers broker won’t get the whole fee so might disregard the offer if the buyer is bringing a broker)
