Even considering the winter slump I’m having a decrease in sales. I use google ads but am considering getting some SEO work done to improve that, I am learning that you can piss money away pretty badly if not optimized properly. Beyond that, have any of you ever used SMS assist or another larger national property management company? What was your experience?

Well, if you provide more details about your product or service. I’ll share my experience whether SEO will help or not and if it can what you should do.
So this means your clients are local.
You would need to focus on local SEO which includes ORM and GMB optimization to get leads organically.
You do not need to spend on google ads as this might not get you the ROAS that you expect.
I would suggest you to do Proper GMB optimization as that can help you bring in leads within a month or two and consistently.
