Selling portion of a brewery

I own 40% of a brewery I’m opening with business partners. Everything is set to open, we are only waiting for the licenses to brew. Small tasting room for about 30 people, but we do have outside patio. I’m thinking of selling. How can I get a proper valuation without any sales
