I live in a rural area. I found an old abandoned school and I am pretty sure I can get it for dirt cheap. It is constructed with cement blocks and has a concrete floor, would need a new A-Frame roof to begin with. Can anyone think of a profitable business that I could use it for? Thoughts would be greatly appreciated.

    In the past, someone had to determine that the highest and best use of the property was a school building.

    To determine the next highest and best use of the property, it must be tested.

    Is the proposed use legally permitted?

    Is the proposed use physically possible?

    Is the proposed use financially feasible?

    Is the proposed use maximally productive?

    The highest and best use of the property must meet all four tests.

    This process is preferable to throwing stuff up against a wall to see what sticks.
